- The debt-service coverage ratio — the property's rental income divided by its full monthly payment (principal, interest, taxes, insurance, and any association dues)
- Many lenders look for a ratio at or above 1.0, meaning the rent at least covers the payment; some allow lower with adjustments
- For investment (non-owner-occupied) properties — 1–4 units and many condos, sometimes short-term rentals
- Down payment typically 20–25%, plus cash reserves
- Credit-driven pricing; personal income and tax returns generally aren't required

What is a DSCR, exactly?
It's the debt-service coverage ratio — the property's rental income divided by its total monthly payment. A ratio of 1.0 means the rent exactly covers the payment; higher is stronger. Lenders use it in place of your personal income.
Do I need to show my tax returns or job income?
Generally no. DSCR loans qualify on the property's cash flow, so personal income documentation and traditional DTI aren't typically part of the file — which is why they suit self-employed and portfolio investors.
How many properties can I finance?
