What Is an MRS?
Military Residential Specialist
Military families move on orders, not on preference — often with a timeline nobody chose and a country's worth of distance in between. The MRS is training for that reality.
"I'm trying to do my part for those that have done the greatest thing — put their life on the line so we could have this beautiful country that we have."
— Chopper, on why this one matters to him
Moving on Orders
Most people move because they want to. Military families move because they're told to — with a date, a destination, and a set of constraints that arrived in an envelope.
The MRS — Military Residential Specialist — is training in what that actually means for a real estate transaction. Not the sentiment of it. The logistics.
PCS Changes Everything
A Permanent Change of Station isn't a relocation in the normal sense. The timeline isn't negotiable. The destination isn't a choice. The family may be house-hunting in a state they've never visited, sometimes while one spouse is already gone.
An agent who's never worked a PCS tends to treat it like any other move — which is where things break. The dates are the dates. Understanding that, and working within it rather than around it, is most of the job.
What an MRS Brings
Specialized knowledge for the way military families actually move.
PCS Experience
Understanding how a Permanent Change of Station works and what it demands of a transaction.
VA Loan Familiarity
Knowing how VA financing fits into a purchase — and working with lenders who actually handle them.
Working to the Clock
Responsiveness built around military timelines, because the report date doesn't move for anyone.
Local Knowledge
Practical answers on commute, schools, and what's near what — for a family who's never been here.
The VA Loan Piece
The VA loan is one of the strongest benefits available to those who've served — and one of the most underused, often because people don't realize they qualify or assume it's more complicated than it is.
An MRS knows how VA financing fits into a transaction and works with lenders who handle them regularly, which matters more than it sounds. What an MRS doesn't do is determine your eligibility or entitlement — that's the VA and your lender. We've laid out how the loan works on our VA loan page, and there's a fuller VA mortgage guide on the financing side.
Buying Somewhere You've Never Been
This is the practical reality of a PCS. You may be choosing a home from a thousand miles away, on a compressed timeline, based on someone else's description.
What helps is straight answers to concrete questions: how long is the drive from here to there, what's the commute actually like at 0600, which towns have what, where are the resources you'll want in the first month. That's local knowledge applied to your specific situation — the questions you'd ask if you had time to visit, answered by someone who's here.
Homes for Heroes
We participate in Homes for Heroes, a program that offers savings to military families, veterans, first responders, healthcare workers, and teachers when they buy or sell a home.
The specifics depend on your transaction, so it's a conversation rather than a number on a page — but it's real, and if you've served, it's worth asking about. Chopper's plain about why the program exists on this team: it's a small way of doing his part.
After the Closing
Military families know better than most that arriving somewhere isn't the same as being settled. Continued help and resources after the transaction is part of this — and given that another set of orders may arrive in two years, the relationship tends to matter more than usual.
